CDM principal designer in Marylebone

What tends to matter on Marylebone projects
Marylebone is Westminster, and Westminster publishes conservation area audits and guidance for the areas it covers. The stock is dense and mixed: Georgian and later terraces on the estate grid, mansion blocks, and a substantial layer of upper floor residential over commercial ground floors.

- Deep plan terraces with vaults. Basements, light wells and vaulted areas under the pavement, frequently carrying services and frequently in unrecorded condition.
- No site to speak of. Storage, welfare, deliveries and waste all have to be solved on a street with controlled parking and restricted hours. That is a pre-construction logistics problem, and it belongs in the information a contractor prices on.
- Party wall density. Attached on both sides, above and below. The number of adjoining owners on a Marylebone project is often the largest single administrative and coordination factor.

This is the CDM role, not the Building Regulations one
Since October 2023 England has had a second principal designer role, under Part 2A of the Building Regulations 2010. It is a separate appointment about designing to meet the Building Regulations, and ClearCDM does not provide it. Most projects that need one need both. The difference in full.
