To start on site

Every quote covers the CDM principal designer role through the pre construction phase: the appointment recorded in writing, short online forms for you, your designers and your contractor, one recorded site visit, the pre construction information pack, the information register kept up to date as information arrives, and the start on site handover record. On the to start on site route our appointment concludes there. It suits projects where there will be no ongoing design work while the project is under construction, or where your contractor or another principal designer will take on the role. More design happens during construction than people expect: the scaffold, any temporary propping, steel connections, roof trusses and the heating and electrical layouts are usually designed by the specialist firms supplying them, often after work has started. Handing the current CDM information to your principal contractor does not make them the principal designer: if design continues and no one holds the role, appointing a replacement is the client's duty.

Through to completion

Through to completion, the route that suits most projects, keeps us appointed as principal designer through the works. It adds £450 + VAT for up to six months on site on works up to £500,000, then £150 + VAT for each further six months, rising gently with the size of the project. Design work commonly continues after start on site: the scaffold, temporary propping, steel connections, the heating and electrical layouts. This route keeps the principal designer role filled for as long as it is needed, we coordinate the design changes and contractor designed elements that are notified to us, and the health and safety file is completed and handed over at practical completion.

The service is priced for the period you choose, measured from start on site. If the works run past that period before the health and safety file handover at practical completion is requested or issued, the project is still live and each further started period of six months is invoiced at the six month rate, as the terms of appointment set out. Choosing a realistic period at the start avoids surprises later.

Bigger projects
